5 Questions about First-Time Roof Replacement

Major home improvements can be nerve-wracking, especially if it’s your first time. We’ve put together answers to some of the most commonly asked questions about roof replacement we receive from new homeowners.

Do I really need a new roof? Can I get by with repairs?

This depends on your roof’s condition; there’s no one size fits all answer. Generally, if the majority of the roof is in poor condition, you need to invest in a new roof. It’s also more cost-effective for you to replace the roof than repair the lion’s share of an aging roof that will soon need replacement.

If only a portion of the roof is damaged — for instance, if the shingles around the chimney are cracked — then you might get by with repair.

Should I choose a different roof material?

We hear this often from customers who are interested in metal roofing systems. Most of the time, you can switch from metal to asphalt and vice versa. Some roofs may need a new pitch, which is something we can discuss when we provide an estimate.

Metal roofs last upwards of 80 years, so they are often a good investment if you’re planning to be in the home for a long time. However, they do cost more from the outset. We’re happy to talk more about the costs and benefits of different roofing materials.

What’s the warranty on a new roof?

Every roofing system comes with its own warranty from the manufacturer. If the manufacturer won’t honor their warranty, we will still honor it for ten years after installation.

At Brandstetter’s KangaRoof, we also offer a premium craftsman guarantee that covers workmanship for ten years after installation.

Finally there’s our 100 percent satisfaction guarantee to ensure you’re happy with your new roof.

How long does it take to replace a roof?

Weather, roof size, and roof replacement material all dictate the time it takes. An average roof can go up in a couple of days in good weather, but rain will delay the process considerably. To reduce delays in the process, we recommend against installing a new roof in winter unless it’s an emergency.
