Roof Age

If your roof is under 20 years old, repair may be able to help you extend the life of your roofing system. Since roofs last an average of 20-25 years, it doesn’t make much sense to repair a roof that is approaching 20 years of age. Your money will be better spent replacing an older roof that trying to extend its usefulness a couple of years.

Of course, this assumes your roof was installed properly. Roofs that weren’t correctly installed may fail sooner — which is one reason you should always work with a licensed roofing contractor.

Type of Damage

Have a roofer evaluate the condition of your roof. Even on an older roof, minor incidents of damage may be easily fixed. For instance, if a wind storm knocked a few shingles off your old roof, the missing shingles can be replaced. On the other hand, if most of the shingles on your roof have buckled or curled, you should plan for a new roofing system. These are signs the roof is wearing down and could take on leaks as it continues to age.

Budget

It’s important to consider budgets. If you can get by with a few replacement shingles, that’s great. However, when you start to experience roofing problems every year, the cost of these smaller (and cheaper) repairs does add up. It could be worth it to spring for a new roofing system and gain peace of mind that you won’t need to worry about your roof for many years.
